COMMUNITY OVERVIEW

North Delta is an established community situated in the North Delta hills. There is not much land available for development, and single family houses predominate. The typical home is about 20-30 years old. Sunshine Hills is our largest residential development with landscaped winding roadways close to the forested area (378 acres) of Watershed Park. Townhouses and apartments are adjacent to 120th Street (also known as Scott Road), which is the boundary with the larger city of Surrey. North Delta's proximity to major highways (#91 and #99) is excellent for access to Vancouver and surrounding areas, and to the U.S. border.

Surrey:

Surrey provides a wide diversity of housing styles, neighbourhoods and changing geography. It is known as the City of Parks for its many large treed areas.

Surrey is one of the fastest growing cities in Canada. This rapid growth rate is attributed to land and housing availability. Surrey lies to the south of the Fraser River and has 2/3 of Greater Vancouver's developable land. It borders the U.S. to the south, North Delta to the east and Langley to the west.

Surrey is made up of six communities, including Whalley, Guildford, Newton, Fleetwood, Cloverdale and South Surrey. Each community retains its own distinctive characteristics including separate commercial centres with retail and office development, public recreation facilities and residential neighbourhoods. These range from older (40-50 yrs) to new residential neighbourhoods. Some areas are more rural in atmosphere, others more "citified".

The Guildford Town Center is the major enclosed shopping center of Surrey. The SkyTrain rapid transit system has 4 stations in Surrey, allowing easy access to the New Westminster, Burnaby and Vancouver areas. Other transportation alternatives include the Port Mann, Patullo and Alex Fraser bridges.
